Document
Officially certified copy of the registered title plan
Quick Answer
A Certified Map proves the registered extent of a Balbriggan property to a reader who did not obtain it - a planning officer, a lender, a court office. It is a sealed physical document showing the parcel as mapped, certified true at its date of issue and posted to you with the Certified Folio, which forms part of the same order.
A Balbriggan planning application, a division of a holding or a query from a lender all reach the same requirement: certified evidence of the registered extent. The Certified Map supplies it, showing the parcel as mapped and certified true at its date of issue.
Supply the Balbriggan address or folio number. The certified title plan and the Certified Folio are issued together under seal and posted to you within 15 working days.

A Certified Map is an officially certified copy of the registered title plan for a property, issued under seal. Every folio carries a plan reference, and the parcel identified by that reference is the ground the folio describes in words. The certified version of that plan is what carries evidential weight where an ordinary copy will not be accepted.
The certificate speaks to one thing, and it is worth being precise about what. It states that this is a true copy of the registered map as at the date of issue – nothing more and nothing less. That is what allows a reader who did not obtain the document to act on it.
That distinction matters more than usual on Balbriggan ground, where the local complication is coastal erosion and sea-defence considerations along the shoreline and harbour. A line drawn against water records where that water reached when the survey was made, and where the feature has since moved, the plan and the ground describe different lines. No ordinary dealing corrects the plan for it.
A Certified Map is the document a planning authority, a solicitor, a lender or a court office will expect when a registered extent has to be proved, and for that purpose it does the job completely. What it does not do is settle an argument about precisely where a boundary lies, which is resolved through the registered instruments, the physical evidence and, where it comes to it, the courts.
This is the point most people get wrong about registered mapping, so it is worth stating plainly. It does not make the mapped line conclusive. Registration in Ireland operates on general boundaries: the line shows approximately where the division between two properties runs, and certifying the copy does not change that.
What follows from that is practical. The plan identifies the registered Balbriggan parcel and shows roughly what it covers, and for proving extent to a planning authority or a lender that is exactly enough. What it cannot do is answer a question about where the line sits to the metre: which side of it a wall stands on, whether a hedge was moved a decade ago, or how much ground a contested strip of access represents.
Those are resolved through the registered instruments, the physical evidence, agreement between neighbours, or the courts. There is a procedure for having a boundary conclusively fixed, but it requires precise mapping and the involvement of everyone affected, and it is rarely used. Assume the plan in front of you is a general boundaries plan, because almost certainly it is.
Start with what has been asked of you, because the wording usually gives it away. “Certified copy of the map”, “certified site extent” and “certified copy of the folio” all point to this order – the certified plan and the certified register entry are supplied together, so a request for either is covered. “Who owns it” and “what is registered against it” are folio search questions, answered electronically within 24 hours and at a fraction of the wait. Where nothing formal is being submitted and you simply want to see the shape of the Balbriggan parcel, the ordinary title map is enough.

| You need certified evidence of the extent for a planning or formal application | Certified Map | €149.99 |
| You want to know who owns it and what burdens are registered | Folio Search, within 24 hours | €32.99 |
| You need the register entry itself in certified form | Included - the Certified Folio comes with this order | €149.99 |
| You need the wording of a burden or a past transfer | Instrument Copy | €349.99 |

Know what the certified plan cannot do before you rely on it.
The plan itself does not tell you who owns the property or what charges are registered – that is the certified folio supplied with it. And neither document sets out what a burden actually permits: for the wording you need the registered instrument, ordered separately.
It will not settle a boundary. This is worth repeating because it is where most disappointment comes from: general boundaries means the registered line is approximate by design, so a certified plan establishes what is mapped rather than where the boundary legally sits.
And it does not exist for unregistered Balbriggan property. No folio means no plan. Where you are unsure, a folio search against the address settles the question within 24 hours and costs a fraction of the time.
Certified plans for Balbriggan property are ordered in a fairly narrow set of situations, and it is worth knowing which one you are in before ordering.
Coastal holdings raise the shoreline question directly. A plan drawn against a tide line records where that line sat when the survey was made, and shorelines move. Buyers, lenders and planners all want the certified plan in front of them before they rely on where the seaward edge appears to run.
Fast-growing commuter towns generate constant site transfers and estate completions. The certified plan is the base document for each of them.
Estate housing was mapped in blocks, and individual plot boundaries within a scheme are drawn to a scale that does not resolve a fence-line argument. The certified plan proves the registered extent and no more.
Not sure which was asked for? The certified plan and the certified folio come together, so both are covered.
Order Certified MapIn practice, certified plans for Balbriggan property are requested by:
Balbriggan is a north Dublin coastal town on the Irish Sea, expanded rapidly from a mill and harbour village. Demand here rests on one of the fastest-grown commuter towns on the northern rail corridor, which is what generates the mapping questions.
Locally, two issues recur: coastal erosion and sea-defence considerations along the shoreline and harbour; and estate-wide service and management arrangements registered against newer residential folios. Both are worth knowing before you read a plan.
The practical consequence for mapping is that a Balbriggan plan often needs reading rather than glancing at. The great majority of the housing stock is recent and fully registered, so the first question is usually which registered parcel the plan relates to and whether the holding runs to more than one.
Need the wording of a burden shown on the plan? That comes from the Instrument Copy, ordered separately.
Order Certified MapDelivery is by post within 15 working days, and the Certified Folio is supplied alongside the map as one order. Because certification is applied to a physical document under seal, there is no electronic alternative – a scan of a certified map is simply a scan, and formal readers treat it as such.
Two things are worth doing if time is short. Order early, because 15 working days is roughly three calendar weeks. And order a Folio Search at the same time: it arrives electronically within 24 hours and answers ownership and burdens straight away.
