The title plan shows the extent of registered land as the register maps it. A Certified Map is that plan reproduced and certified under seal as a true copy at a stated date, which is what allows a planning authority, a lender or a court to act on it without verifying it themselves.
The certificate speaks to one thing, and it is worth being precise about what. It states that this is a true copy of the registered map as at the date of issue – nothing more and nothing less. That is what allows a reader who did not obtain the document to act on it.
