The Land Registry is a register of title, where a registered property has a folio; the Registry of Deeds records the deeds affecting unregistered property. Checking which one governs a given property is the first, decisive step in any title or ownership enquiry, and it shapes every search that follows.
The practical way to check is a search of the Land Registry from the property’s address. If the property is registered, the search confirms it and returns the folio number and registered owner. If nothing is found, that absence is itself the answer: the property is unregistered, and its title lives in the Registry of Deeds.
This matters because ordering from the wrong system wastes time and money. A Registry of Deeds search on a registered property finds nothing useful, and a Land Registry search on unregistered land returns no folio. Checking registration first tells you exactly which record to order and what to expect from it.
Registration has expanded to near-universal coverage for property that has been sold or mortgaged, but it is not complete. Older family holdings, and land in the west and border counties where compulsory registration arrived comparatively late, are more likely to remain unregistered.
