Folio Search
Quick Answer
Looking to search Irish land records directly? Every registered property in Ireland has a folio recording its owner and burdens, with a title map showing its registered extent. Order a search with just an address or Eircode and the record is delivered to your email - no account, no software, no office visit.
Direct access to Irish land records used to mean forms, counters and waiting. Now it means typing an address. Our search service takes an address, Eircode or folio number and returns the registered record – the folio, with the title map available as a bundle – straight to your inbox. One order covers the lookup, the retrieval and a human check before anything is sent.
Send an address, Eircode or folio number. The register entry - registered owner, class of title and every burden - is delivered electronically within 24 hours.

This is our direct ordering service for Irish land records. The records themselves are maintained as the official national record in the Land Register: a folio for every registered property, paired with a title map. What we provide is the fastest route from “I have an address” to “I have the record”: identification of the correct folio – often the hardest step – retrieval of the current documents, and delivery by email.
If you know the folio number, order directly with it. If you only have an address or Eircode, order with that – locating the folio is part of the service. If you need the record for legal, court or lender use, choose the certified copy option at checkout. If the property turns out to be unregistered, we tell you and run the deeds search route instead of leaving you with nothing.

Your search returns the full current folio – registered owner, property description, class of title, and every registered burden from mortgages to rights of way. Add the title map showing the registered boundary extent with the Folio + Map bundle. Nothing is summarised: you receive the record itself, as it stands on the day of the search.
A record search will not tell you what a property is worth, whether its extensions had permission, or what condition it is in. It tells you who owns it, where its registered boundaries run and what is registered against it – the legal skeleton every other enquiry hangs on. For the rest, pair it with the relevant professional: valuer, planner, surveyor.
Because most people searching for land records directly have a deadline attached: a sale closing, a boundary conversation getting tense, a bank asking for evidence, an estate that needs settling. A direct online order removes every step between you and the record – no registration, no learning a mapping system, no interpreting reference numbers. The address you already have is enough.
No folio number? An address is enough - finding the folio is what the search does.
Order Title DocumentIrish land records are map-based: every folio is tied to a location on the national title map, which is why searches work from an address or Eircode even when no folio number is known. Rural land is almost entirely registered; town-centre properties are sometimes not, in which case records live in the Registry of Deeds. Our service covers both, so a direct search never dead-ends.
Searching with an old townland spelling and concluding the property has no record – spelling variants are common and we resolve them. Assuming one house means one folio; larger or older properties can span several. Screenshotting a map view and treating it as the record: only the folio document itself shows ownership and burdens. Ordering a plain copy when a sealed certified copy was what the situation required.
Need it proved to a lender or a court? The Certified Folio is the sealed version, posted within 15 working days.
Order Title DocumentType the address, Eircode or folio number. Choose folio search, certified copy, or full title search. Pay securely online. We locate, retrieve and check the record, then deliver it to your email – delivered within 24 hours.
Standard searches: within 24 hours. Certified copies: allow extra days for the sealed document to be produced and posted. If a search turns out to involve unregistered land or multiple folios, we contact you before proceeding rather than quietly delivering half an answer.
Registered owner, class of title and burdens, delivered electronically within 24 hours. If no folio exists for the address, we tell you before you are charged.
