A property ownership check answers a simple question – who owns this? – from public records, and in Ireland it does so through the register of title rather than through any private enquiry.
For registered land, ownership is recorded on the folio. Part II of the folio names the registered owner or owners and states the class of title, and Part III lists the burdens affecting the land. Because the register is conclusive evidence of the registered owner’s title under statute, the folio is the authoritative answer to the ownership question, not merely one source among several.
The check works from an address. Most people who want to know who owns a property do not hold a folio number, and they do not need one: the search locates the registered parcel from the address and Eircode and returns the register entry. That matters because folio numbering is organised by county and the same number exists in most counties, so an address is frequently a more reliable identifier than a number quoted without its county.
Where a property is not registered, the check establishes that too. Title to unregistered land rests in the deeds recorded at the Registry of Deeds rather than on a folio, and the search tells you which system applies so the enquiry can move to the right place. That distinction is itself part of the answer, since it tells you how ownership is proved for the property in question. Either way, the check turns an address into a defensible statement of who is recorded as the owner, which is the foundation of any due diligence and the starting point every other enquiry assumes.

A property ownership check returns:
A property ownership check establishes the registered owner, class of title and burdens. It does not carry evidential weight with a lender or court, which needs certification; disclose unregistered interests such as short leases or rights by long use; set out the terms of a burden, which needs the instrument; or resolve planning, valuation, condition or boundary questions. Those need a certified copy, an instrument copy, a surveyor or the relevant authority.

Registration of title was introduced to replace investigation of a chain of deeds with reliance on a single state-maintained record, and under the Registration of the registration legislation the register is conclusive evidence of the title of the registered owner, subject to the burdens noted on it. That is what makes an ownership check meaningful: the folio is not one party’s claim but the state’s record, maintained as the official record. The class of title in Part II qualifies it – absolute is the strongest, while possessory or qualified title reflects a less complete chain – and a thorough check reads that entry, not just the name above it.
The check works from an address because folio numbering is organised by county and the same number exists in most counties, so a number quoted without its county identifies nothing reliably. Locating the folio from the address avoids that trap entirely, and it also means an ownership check can be run on any property, including one you have no connection to, since the register is a public record open to search.
Compulsory first registration reached Dublin and Cork on 1 June 2011 and applies across the State on sale, so the great majority of property is now registered and a check returns a folio. Where a property has not changed hands in a long time it may remain unregistered, its title in the deeds at the Registry of Deeds, and the check establishes that so the enquiry moves to the right register. What an ownership check does not do is resolve unregistered interests, planning status or the exact boundary, none of which the register determines.
