Property Ownership Search
Quick Answer
A Property Ownership Search locates the folio number and registered owner of a property from Land Registry official records. From a Donegal address, it establishes who holds the title where the folio is not already known. Because Donegal carries so much commonage and unregistered land, a search here may find no folio and point instead to the Registry of Deeds.
A Property Ownership Search identifies the registered owner and folio number of a property in County Donegal from its address, for people who need to establish ownership but do not hold the folio reference. It searches the Land Registry and returns the details needed to order any further document.
Send the Donegal address or Eircode and we return the registered owner and the folio it sits on, delivered electronically within 24 hours.

A Property Ownership Search identifies the registered owner and folio number of a property from its address or description, drawing on the Land Registry official records. It is the starting point whenever you know the property but not its folio, which is the reference that every other Land Registry document depends upon.
Almost all property in County Donegal is now registered, and each registered property has a folio recording its owner, description and burdens. A Property Ownership Search bridges the gap between a street address and that folio, because the register is arranged by folio number and county rather than by postal address, so the address alone will not retrieve the record.
Once the search identifies the folio number, the county of registration and the registered owner, you can order a Folio Search to read the full register, or a Certified Folio where official proof of ownership is needed. This search locates the correct record; it does not certify the entries or interpret what they mean for a particular transaction.
Donegal sits in the far north-west, with an extensive Gaeltacht and a very high share of commonage and unregistered land. A rundale legacy of intermixed strips still shapes holdings around the coast and hills, so land near Letterkenny, Donegal town and Buncrana can carry shared or fragmented title. Where ground was never registered, a Property Ownership Search may return no folio, and the Registry of Deeds holds the ownership record.
A Property Ownership Search reflects only what the register records. Where a property in County Donegal has never been registered, no folio exists to find, and the Registry of Deeds becomes the record to search instead. A search that returns no folio is therefore a meaningful result, not a failed one, and it points to the next step.

A County Donegal Property Ownership Search establishes:
A Property Ownership Search identifies the owner and folio, but several County Donegal questions need more. To read the charges, burdens and Nature of Title, order a Folio Search [] once the folio is known. Where official, certified proof of ownership is required for a lender, a court or a probate application, order a Certified Folio []. To see the registered extent of the property, a Land Registry Map [] is needed. And where the search returns no folio because the property is unregistered, the Registry of Deeds [] is the record to search instead.
Only have an address? That is all the search needs to return the registered owner.
Order Folio SearchDonegal presents two record problems that barely arise elsewhere. The first is scale of commonage: mountain and bog across the county is held in undivided shares, so a folio can convey a meaningful interest in ground that is never drawn as a parcel belonging to anyone in particular. The second is language. Large parts of the west of the county are Gaeltacht, and townlands are recorded in Irish-language forms that differ from the anglicised spelling on the postal address – Gaoth Dobhair rather than Gweedore, Na Cealla Beaga rather than Killybegs.
That second point defeats more searches than any other single factor here. A search run against the postal spelling can return nothing while the folio sits under the Irish form, and the two are not always obviously related to a reader who does not have the Irish. Supplying the townland in both forms, where you have them, removes the problem entirely.
The peninsular geography adds a third layer. Inishowen, Fanad, Rosguill and the western headlands carry holdings that reach the shore, and a registered boundary drawn against an Atlantic tide line records where that line sat at survey. On this coast it has moved since.
For registered Donegal property, whether in Letterkenny or on the Fanad peninsula, the search does its job cleanly, returning the owner and folio from the address. It does not show charges, burdens or boundaries, which come from a Folio Search or Land Registry Map. Where the search finds no folio, that result itself is useful, signalling unregistered land whose owner must be traced through the Registry of Deeds.
Need to see the burdens too? The full folio shows every charge and right registered against the land.
Order Folio SearchSend the address and Eircode of the County Donegal property, together with any description that helps identify it – a townland for a rural holding, or a development and unit number in a town. The more precise the location, the more reliably the correct folio is matched.
