It is the Irish equivalent of what many searchers, particularly those used to the United Kingdom system, call a property title search or title deed search, and it returns the registered facts that define ownership.
Almost all property in County Dublin is registered, and each registered property has a folio recording its owner, description, Nature of Title, burdens and charges. A Title Search reads that folio and reports the registered position, so a buyer or adviser can see who owns the property and on what terms before committing to a transaction.
The search reports the registered owner, the folio number, the class of title, the Part III burdens such as rights of way and covenants, and any registered charges such as mortgages. It sets out the registered position as it stands on the date of the search. This record informs a decision; it does not, by itself, certify the title or replace legal advice.

Beyond apartments, Dublin holds converted Georgian and Victorian houses whose subdivision produces multiple folios and shared access. The coast from Howth to Dun Laoghaire adds seafront property, and the Dublin mountains around Rathfarnham bring larger sites toward the county edge. Reading the folio for any of these confirms the registered owner and reveals easements, rights of way and charges recorded against the property. Ground rents still linger on some older leasehold houses too.
A Title Search across County Dublin therefore almost always returns a folio, but reading it well matters most for apartments and converted houses. Confirming the registered owner and the class of title shows whether an interest is freehold or leasehold, and any charge secured on it. Where a building holds several folios or a management company controls common areas, the folio marks only the registered starting point.
